Top 10 Markets for Self Storage Deliveries in 2024

  • In 2024, the Dallas-Fort Worth metroplex topped the list with 2.6 million net rentable square feet of self-storage space delivered, accounting for 4.5% of the area’s existing inventory.
  • Atlanta and Orlando followed, with Atlanta adding approximately 2 million rentable square feet and Orlando contributing over 1.7 million square feet. These expansions reflect the robust economic and population growth in these regions.
  • Tampa and Sarasota-Cape Coral also made the top 10, each delivering around 1.7 million and 1.3 million rentable square feet, respectively. This surge underscores Florida’s increasing demand for self-storage solutions amid its population influx.

Pace of Advertised Rate Declines Slowing as Supply Eases

  • While advertised rates remain negative, the pace of decline has slowed, dropping just 1.2% year-over-year in January—an improvement from -2.2% in December.
  • Despite national trends, advertised rates for non-climate-controlled units increased in 10 of the top 30 metros, while climate-controlled unit rates rose in 9.
